Building And Architecture

The Eco-first Building Philosophy

Nylsoog follows a nature-was-here-first approach to development. Materials, energy choices, and water handling should respect ecological limits and preserve the original landscape character.

Architectural Theme

The preferred language is traditional bushveld architecture: understated homes and cabins that blend into the landscape. The same quality and environmental principles apply to both retirement homes and spatially efficient holiday units.

Architectural Review Committee (ARC)

The ARC checks site plans, style consistency, finish compatibility, and environmental impact during planning and construction stages.

Infrastructure And Services

Water

Water is distributed to central take -off points throughout the estate. Owners connect via these connection points. Rainwater harvesting is also encouraged.

Electricity

There is no Eskom supply. Off -grid solutions such as solar PV, battery back -up, wind , and gas installations provide houses with electricity .

Sewerage

Houses install private septic tank systems. Organic systems separating grey and brown water are encouraged.

Refuse

Owners are responsible for removal household refuse from the estate. Long -term planning for a central refuse removal service is being considered once critical mass is achieved in the estate.

Fire readiness

Houses are to be equipped with multiple fire extinguishers . Fire hose installations connected to water storage systems and fire whacker s are also encouraged.
